Architectural Committee Concept
Thank you for considering making Legacy Ridge your new home. The Architectural Committee is dedicated to keeping the integrity of the community intact. You’ll find a welcoming and relaxing lifestyle at our Golf Club and also in the rich history of Fannin County.
The purchase of a lot at Legacy Ridge includes initiation fee and one full year of dues to the signature 18-hole golf course. The Bill Johnston-designed course offers over 30 acres of wetland canals, two cascading waterfalls and a century-old natural pecan orchard.
Zoning
The homes in Phase 1 must fall into one of three restriction zones
- S-1 — 1,900 square foot living minimum, 75% masonry
- S-2 — 2,300 square foot living minimum, 90% masonry
- S-3 — 2,600 square foot living minimum, 90% masonry
The Committee pays close attention to the entryway of your home looking for tall spacious entries as a centerpiece of the residence. A roof pitch of 9/12 or more and vaulted ceilings throughout the house will keep elegance throughout the community. All garages are required to be rear or side entry. Any lot bordering up to the golf course will be required to have a Black Wrought Iron Fence where property runs adjacent to the golf course. These are a few guidelines to make your plan approval process as smooth as possible.
Each property owner can choose from one of our preferred builders or bring in their own builder to ensure their input from the outset of their new home. The Committee will not allow the same house plan to be used more than once within the complex. Legacy Ridge invites you to be a part of a very unique community and “Find your place in the country.”
